General Terms and Conditions Holiday Villa de Leeuwerik (version Oct.-23)
My name is Ronald or Irene, and we are your point of contact before, during and after your stay. We would like to help you plan a successful get-together at Villa de Leeuwerik. Questions and tips are always welcome. You can reach us by mobile every day between 1:00 PM and 6:00 PM on 06 24 61 37 64 and in emergencies 24 hours a day.
Quote and reservation Holiday villa de Leeuwerik
You can request a quote for a stay of your choice via rental platform or website (or by telephone) (minimum 2 or 3 nights). This quotation remains valid for 5 days, so that you can discuss with all other guests whether you choose to stay in 'de Leeuwerik'. When we have your telephone number, we will automatically set the period as an option for you free of charge. If you want to make a final booking, you can accept the quote (also online); We then need your complete address details and a copy of your passport to finalize the reservation. This is also the confirmation of the booking and the acceptance of the general terms and conditions of Vakantievilla de Leeuwerik. For the night register, there is an obligation to submit all names of the participants for the tourist tax of the municipality of Zeewolde.
Payment terms
If you stay with us with several people, the person who makes the reservation is the responsible contact person who also takes care of the financial obligations. Everyone who uses the home is responsible. The first deposit of 20 - 30% must be transferred to the indicated account number within 5 days of receiving the first invoice. You will receive the 2nd invoice (with a deposit of 150 euros) more than 30 days before arrival. After the 1st deposit has been received, the period will be permanently blocked in our occupancy calendar so that we can both be sure that no one else can book for this period.
Cancellation
In case of cancellation, the guest pays a compensation to the landlord. Once the application is final, it is no longer possible for other interested parties to book with us. If you cancel more than 4 to 6 months before arrival of the stay, 50% of the rental price is due. If you cancel 2 to 4 months before the commencement date, the guest owes 80% of the agreed rental amount. In case of cancellation after 2 months, a percentage of 95% of the agreed rental price. In case of cancellation within 4 weeks before arrival or early termination of the stay, 100% is due. If we are unable to meet our obligations due to force majeure, there is no right to a refund. It is recommended: Look at periodic cancellation or travel insurance in the Netherlands or at your current insurance for that period (it is important for the insurer that this is taken out within 7 days of the booking for validity). The deposit to be paid will be paid with the 2nd installment and will be settled and refunded within 2 weeks.
Liability
All guests use the holiday home and the general facilities with care and in accordance with the destination. Moreover, we want to offer a comfortable stay and you will understand that we have to point out a number of conditions regarding the safety regulations imposed by the government in combination with the responsibility as a tenant, in order to be able to use our house.
We accept no liability for:
• Theft, loss, consequences of vandalism, damage or personal accident of any kind, during or as a result of a stay in our accommodation.
• The breakdown or decommissioning of technical equipment and the failure of facilities in the accommodation.
• The use of fire bowls, play equipment such as the trampoline, play house in the garden with the associated swings and spinning racks, go-kart, skateboards or inline skates and canoe is at your own risk when you let the children play on/with them. So keep an eye on it!
• If you stay with us with several people, the person who makes the reservation is the contact person and the main tenant, who is also jointly and severally liable and takes care of the payments. The main tenant is legally liable for all loss and damage to the rented property and other property of the property at Bosruiterweg 25-12 in Zeewolde, regardless of who caused the damage. Any damage or loss will be reported to us immediately so that we can ensure that the next guests can make full use of everything in time. We can settle the damage amount with the paid deposit or via a payment agreement.
The main tenant is also legally liable for the consequences of a number of basic government rules that you must be able to comply with for groups and/or gatherings in times of Corona. We would like to point out that you are responsible for any nuisance, improper use and violations with all resulting costs and fines during a stay; This is therefore also the responsibility of the main tenant and will also be recovered from there.
If we receive complaints from local residents or if you do not adhere to these rules, or if you cause a nuisance in any way, we can cancel the rental immediately. And if the nuisance continues, we can unilaterally terminate our agreement and decide not to allow any more stays for the following nights. This means immediate denial of access to the holiday home without refund of the rental amount.
Use of park facilities
Our guests may use the facilities at the holiday park: The summer outdoor swimming pool is accessible between 7 am and 10 pm (unless stated otherwise); please adhere to the swimming pool rules that are indicated on site. Opening season: approximately from May to September, depending on the weather. If you use the tennis court: wear sneakers and wipe after use. Please return borrowed tennis rackets. The Jeu de Boules court is next to the tennis court. There is a special key (TAG) for access to the swimming pool and tennis court in the house.
Take away waste
This is possible in the waste container at the back of the general parking lot, in front of the barrier. There is also a container for waste paper and glass.

Our guests take into account the need for peace and quiet of local residents/other park guests
Due to the space around the house, nuisance carries a long way.
• During the day you can have fun together in the garden, without being a nuisance to the neighbors. Music systems in the garden or music amplifiers in any form are not allowed (you can play music inside).
• In the evening after 10 p.m. the house should be quiet,
• Close the windows if you are still comfortable inside and if you walk around the house late at night or return after an activity elsewhere, you will be quiet. At midnight it is completely quiet outside.
• Pets are not allowed. Smoking is only allowed outside on the terrace
• We spend a lot of time and attention on ensuring a clean house upon arrival: please leave it tidy. Gravel stones near the gravel, sand in the sandbox. Confetti use is prohibited or clean up water balloons yourself for Flora & Fauna. And also leave the stove and barbecue clean for the next guest
• Dishes are in the dishwasher that has been turned on or already clean, dried and tidied away
• Check that pans and cutlery in the cupboard are clean
• Kitchen counters and dining tables have been removed
• Floor has been swept or vacuumed
• House linen is collected under the stairs (only mattress protectors left on the beds)
• Bedding remains in the house. You may move the beds or chairs, provided that you put everything back as you found it upon departure
• Our guests handle property and belongings with care; If something breaks, please report this in time so that we can replace it for the next guests
• If the rules are not adhered to, we may be charged additional costs.
What is present in the house, and what does not need to be brought along
- Duvet for everyone and various pillows
- Kitchen towels, tea towels and dishcloths (you can wash them for free in the meantime)
- You can use the washing machine or dryer (turn them on alternately due to power consumption) - please wash all towels and dishcloths at a minimum of 60 degrees
- Crockery, pans, cutlery, wine opener, beer opener etc., kettle, coffee makers, citrus press and bread grill/toaster are available
- Toilet paper for the first emergency + some garbage bags + aluminum foil and baking paper is available
- Dishwashing cubes, dishwashing liquid, cleaning agent, washing-up brush are available
- 1 high chair, 1 camping bed and 1 camping box are available
- Blue-ray player
- Outdoor badminton set. And for indoors: board games
- Barbecue, barbecue quick starter, pizza oven, cookbooks are in the cupboard
- Canoe with oars and life jackets
Please bring: firelighters/coal/briquettes/filter coffee/coffee beans/tea/coffee milk/toilet paper, own bed and bath linen for the little ones.
Equipment for workshops
• The living room has an Internet Smart TV from Sony with Netflix and Chromecast
• There's a HomePod that you can stream with you
• If you want to use a projector, bring your own + the extension cord + HDMI cable
WIFI: There is a (free) wireless internet connection throughout the house
Deposit / Checklist upon departure
We have the holiday home clean and tidy when you arrive and you can save on extra costs by leaving it tidy yourself. The costs we charge for final cleaning are for normal cleaning to keep the house clean for the next guests.
Here's the checklist:
Dirty dishes have been washed and put away (or the dishwasher is on)
The countertop and tables with chairs have been removed
The floor has been swept (or vacuumed)
The barbecue/pizza oven and fireplace have been emptied after use, the grills have also been brushed clean
Garbage has been taken to the containers in the large parking lot
Sand back in the sandbox and all the pebbles back in the gravel
To protect the mattress upon departure, please leave the mattress protectors on the beds (if they are still clean).
Collect the used fitted sheets, duvet cover, pillowcase and towels under the stairs in the appropriate laundry baskets
o Make sure that all keys to the house (3 separate keys) and tennis court tag are left in place. Send a text message to 06 24 61 37 64 when you leave and leave the keys on the table or in the drawer of the china cupboard when you close the front door
Arrival
Please let us know at least 1 week in advance what time you would like to receive the keys, so that we can ensure that everything is clean and in order for you. During your stay, an A4 sheet of paper is available in the holiday home where you can find the WIFI code, the checklist and our telephone number, among other things. You can contact us at any time during your stay via WhatsApp.
